Why the licence matters more than it sounds
Plenty of showrooms will design a beautiful kitchen. Fewer can build it. When a design studio subcontracts the construction, you end up with two companies and a gap between them — and that gap is where the schedule slips and the responsibility gets vague.
We hold a Florida Certified General Contractor licence (CGC1541392), which is the broadest residential class the state issues, and a Certified Plumbing Contractor licence (CFC1434738). That second one matters more than most homeowners expect: moving a drain or relocating a shower is a plumbing permit item, and holding the licence ourselves means the layout is not quietly constrained by where the pipes already are.
It also means the person accountable for the finished room is the same person who promised it.
What a licensed contractor is actually required to do
Pull the permit under our own licence. Not yours. Some outfits ask the homeowner to pull an owner-builder permit, which shifts liability and code responsibility onto you. We do not work that way.
Carry insurance and workers compensation. Certificates go to your condominium board or HOA when they ask for them, and we keep them current.
File in the right jurisdiction. Sarasota County, the City of Sarasota, the City of Venice, the City of North Port, Manatee County or Charlotte County, depending on the parcel — not the mailing address. On the barrier islands that also means flood-zone review and coastal wind-load requirements.
Build to current Florida code. Which in this state is a moving target, and is the reason older homes throw up surprises when a wall opens.
Stand behind the work. Because we are local and the showroom is on Tamiami Trail in Nokomis, we are on site during construction and back at your home quickly if anything needs attention afterwards.
How to check any contractor, including us
Before you sign with anyone in Florida, look them up on the Department of Business and Professional Regulation licence search. You are looking for a licence that is active, in the right class for the work, and held by the company you are actually contracting with rather than a person loosely associated with it. Ask for the certificate of insurance too, and check the expiry date. Ours are CGC1541392 and CFC1434738.

Andy Lukosik, who holds the licences, is a third-generation builder who founded Top Builders LLC in August 2002 and has run the Florida practice since 2020. Lucia Lukosik, our design director, is an AKBD-credentialed kitchen and bath designer. You will meet both.
